Real Estate Financial Analyst

Our client, a real estate developer specializing in high-rise residential developments is seeking a Real Estate Financial Analyst to join their team. The Real Estate Financial Analyst will be an integral member of the company’s growing team, supporting all aspects of real estate investment, development, and asset management. Based in Toronto, the company specializes in high-rise residential projects in urban centers, including both condominium and purpose-built rental communities. The Analyst will contribute to detailed financial analysis, project underwriting, and strategic decision-making for both new developments and existing income-producing assets.

Responsibilities :

  • Collaborate with internal and external stakeholders (including Planning, Sales & Marketing, Construction, Engineering, Legal, Accounting, and Property Management) to gather and integrate assumptions into detailed financial models.
  • Prepare comprehensive pro formas for rental buildings, including both new purpose-built rental developments and existing stabilized assets, reflecting key operational and financing assumptions.
  • Build and maintain detailed cash flow projections, projected investment returns (IRR, total returns, and cash-on-cash returns), and perform scenario and sensitivity analyses for development and acquisition opportunities for both condo and purpose built rental opportunities.
  • Ensure the accuracy of ongoing project financial reporting by incorporating Leasing/Sales, Accounting, and Construction updates into regular pro forma revisions, reforecasts, and variance analyses.
  • Develop a working understanding of project financing structures; assist in preparing financing packages for construction loans, refinancing, and ongoing lender submissions.
  • Monitor and evaluate the performance of operating real estate assets, summarizing monthly property-level reports and contributing to internal and external reporting.
  • Identify value-enhancement opportunities across the portfolio and assist in developing actionable recommendations for senior management.
  • Conduct market research and economic analysis to support investment decisions and prepare analytical reports and presentations for management and partners.
  • Support investor relations activities, including preparation of reports, presentation materials, and responses to investor inquiries.
  • Prepare and refine presentation materials for investment committees, senior leadership, and external stakeholders.
  • Assist in various other analytical and administrative tasks as required by the team.

Qualifications:

  • Bachelor’s or Master’s degree in Business, Commerce, Real Estate, Finance, or a related discipline.
  • Professional designation (CPA, CFA, or progress toward one) considered an asset.
  • Minimum of 5 years of relevant experience in real estate investment, development, or asset management.
  • Strong understanding of high-rise residential development and urban real estate markets, including valuation, underwriting, and development processes.
  • Solid understanding of real estate finance principles, including development feasibility, project financing, and asset management.
  • Advanced proficiency in financial modeling, valuation, and sensitivity analysis.
  • Highly skilled in Argus, Microsoft Excel, Word, PowerPoint, Outlook, and Teams.
  • Exceptional analytical, organizational, and time management skills with the ability to manage multiple priorities under tight deadlines.
  • High attention to detail, accuracy, and accountability.
  • Self-motivated and proactive, with the ability to work independently and as part of a collaborative team.
  • Strong problem-solving skills and a solutions-oriented mindset.
  • Excellent verbal and written communication skills, with the ability to work effectively across all organizational levels and with external partners.
