Analyst, Real Estate

Our client, a boutique real estate development and asset management firm requires an Analyst to join their team. The Analyst will be an integral part of a growing real estate team and will play an important role in assisting with all aspects of the real estate investment and management process for new and existing assets.

Responsibilities :

  • Liaise with internal/external stakeholders from various disciplines (Planning, Sales and Marketing, Construction, Engineering, Legal, Accounting, Property Management) to understand and integrate expected revenue and development costs assumptions within financial models
  • Assist with creating detailed cash flow projections, as well as scenario and sensitivity analysis for newly acquired projects.
  • Monitor financial performance and project timelines of existing developments and assist with the preparation of internal, investor, and lender reporting packages, including project updates, financial summaries, variance commentary, and market analysis.
  • Ensure all Leasing/Sales, Accounting and Construction reports as well as architectural plans and construction schedules are accurately reflected in regular proforma updates along with reforecasts of cash flows and completion of variance reports detailing changes between versions
  • Become familiar with project financing arrangements and support financing, refinancing, and construction draw process, including the preparation of lender packages, drawdown requests, budget updates, cash flow summaries, and supporting documentation.
  • Monitor and evaluate the performance of existing operating real estate assets under management including reviewing monthly property management reporting packages, summarizing operating performance, investigating budget-to-actual variances, and preparing concise commentary for internal and external reporting.
  • Devise value-maximization strategies for existing operating assets and assist in the creation of recommendations to senior management
  • Research, analyze and assist in the drafting of reports on real estate investment-related economic statistics, market data and key metrics
  • Assist with the preparation of presentations and reporting materials for senior management, investors, lenders, and other external stakeholders
  • Assist in various other duties and tasks as assigned

Qualifications:

  • Bachelor’s or master’s degree in business/commerce, real estate, or a related discipline
  • A professional designation such as Chartered Professional Accountant (CPA) or Chartered Financial Analyst (CFA), or working towards one would be considered an asset
  • 2+ years of professional work experience within the Real Estate Industry, with a focus on investment, development, or asset management
  • Working knowledge and understanding of commercial real estate and residential development in particular, and its underwriting, development and valuation
  • Excellent organization and time management skills and the ability to deal with changing priorities and tight timelines in a dynamic environment
  • Strong work ethic and sense of urgency in meeting deadlines
  • Detail oriented and responsible individual with a sense of accountability and taking ownership
  • Self-motivated, proactive and ability to work independently after being given direction
  • Problem-solver with a positive ‘can-do’ attitude
  • Professional demeanor, with strong oral and written communication skills and the ability to effectively communicate across all levels within, as well as outside the organization
  • Knowledge of finance principles as applied to real estate development, project financing and asset management
  • Proven financial and analytical skills as applied to sophisticated valuation models, scenario analysis and sensitivity analysis
  • High level of proficiency in Excel, Word, PowerPoint, Outlook, and Teams
  • Experience leveraging AI tools to enhance reporting, financial analysis, document review, workflow automation, and overall team productivity would be considered an asset
