Financial Analyst

Our client within residential real estate development and property management requires a Financial Analyst to join their team. The Financial Analyst plays a key role within the Financial Planning and Analytics (FP&A) team at the company. This role supports budgeting, forecasting, financial reporting, and performance analysis for the residential and/or commercial portfolio and development pipeline across the GTA and Southwestern Ontario. Reporting to the Manager, Financial Planning and Analytics, the Financial Analyst partners closely with Operations, Property Management, and Finance to deliver accurate financial insights that support data-driven decision-making.

Responsibilities :

  • Assist in the preparation, analysis, and submission of the annual operating budgets and 5-year forecasts for residential and/or commercial portfolios
  • Develop revenue projection models by analyzing in-place rent, market rent, vacancy assumptions, and scenario planning
  • Conduct reforecasting and variance analysis throughout the year to support accurate financial planning
  • Develop and maintain proforma models for ongoing development and construction projects
  • Coordinate with internal and external stakeholders to obtain financial and property-related data required for budgeting, forecasting, and project analysis
  • Support month-end reporting by reconciling financial data, preparing analysis packages, and investigating variances
  • Maintain and enhance financial schedules including utilities, hydro recovery, turnover history, and property tax
  • Analyze trends and identify risks or opportunities impacting portfolio performance
  • Identify opportunities to streamline reporting processes and improve data accuracy
  • Support implementation of new reporting tools and systems
  • Coordinate data collection and regulatory submissions for Energy and Water Reporting and
  • Benchmarking (EWRB), Municipal Property Assessment Corporation (MPAC), and other applicable requirements
  • Support property tax appeals by compiling financial and operational documentation as required
  • Providing ad-hoc financial analysis and support to internal stakeholders as required

Qualifications:

  • Post-secondary diploma or degree in Accounting, Finance, Business or related field
  • 2+ years of experience in finance analysis, accounting or FP&A
  • Property management or real estate industry experience considered an asset
  • Strong working knowledge of accounting principles
  • Advanced proficiency in MS Suite (Office, Word, Outlook), especially in Excel (pivot tables, lookups, formulas; financial modeling a requirement)
  • Strong analytical mindset with the ability to interpret financial data and present insights clearly
  • Highly organized, detail-oriented, and able to manage multiple deadlines
  • Strong communication skills with the ability to collaborate cross-functionally
  • Professional, proactive, and solutions-oriented approach
