Job Description:

The Analyst will be an integral part of the company’s growing real estate team and will play an important role in assisting with all aspects of the real estate investment and management process for new and existing assets

Responsibilities:

  • Assist with evaluating new real estate opportunities, including creating detailed cash flow projections, as well scenario and sensitivity analyses
  • Assist in the due diligence process during underwriting, including researching market data, and related economic statistics, review of leases and other legal agreements, municipal fees and levies, development costs and other information that impact the investment decision
  • Liaise with internal/external stakeholders from various disciplines (Planning, Sales and Marketing, Construction, Engineering, Legal, Accounting, Property Management) to understand and integrate expected revenue and development costs assumptions within financial models
  • Assist with the preparation of investment presentations to senior management or external investors
  • Monitor financial performance and project timelines of existing developments and help to update internal and external development reporting
  • Review plans, development schedules and construction schedules for existing developments and update cash flow and investment models to reflect revisions to plans, schedules and expectations
  • Become familiar with available financing arrangements for the company’s projects, assist in the preparation of financing packages for ongoing submissions to lenders, and help to facilitate new financings for acquisitions, existing developments, and operating assets
  • Monitor and evaluate the performance of existing operating real estate assets under management – review and summarize monthly financial reporting from various property managers, and help to develop reporting for both internal and external stakeholders
  • Devise value-maximization strategies for existing operating assets and assist in the creation of recommendations to senior management

Qualifications:

  • Bachelor’s or master’s degree in business/commerce, real estate, or a related discipline
  • A professional designation such as Chartered Professional Accountant (CPA) or Chartered Financial Analyst (CFA), or working towards one would be considered an asset
  • 2+ years of professional work experience within the Real Estate Industry, with a focus on investment, development, or asset management
  • Working knowledge and understanding of commercial real estate and residential development in particular, and its underwriting, development and valuation
  • High level of proficiency in Excel, Word, PowerPoint, Outlook, and Teams
  • Proven financial and analytical skills as applied to sophisticated valuation models, scenario analysis and sensitivity analysis
  • Knowledge of finance principles as applied to real estate development, project financing and asset management
  • Professional demeanor, with strong oral and written communication skills and the ability to effectively communicate across all levels within, as well as outside the organization
  • Excellent organization and time management skills and the ability to deal with changing priorities and tight timelines in a dynamic environment
  • Strong work ethic and sense of urgency in meeting deadlines
  • Detail oriented and responsible individual with a proven track record of taking ownership
  • Self-motivated, proactive, takes initiative and someone who can work independently without a lot of direction
  • Problem-solver with a positive ‘can-do’ attitude
